6. TERMS AND CONDITIONS
6.1 Rent & Payment
The Tenant shall pay rent strictly on or before the due date. Late payment incurs interest at [8% per annum / S$___ per day] from the due date until full payment.
6.2 Security Deposit

6.3 Use of Premises

6.5 Utilities & Other Charges
The Tenant shall pay for: gas, electricity, water, internet, cable TV, phone, and refuse collection (if separately billed). The Landlord shall pay property tax, maintenance/condo fees, and fire insurance. It also mandates the return of the deposit
6.6 Subletting & Assignment
The Tenant shall not sublet, assign, or part with possession of the Premises or any part thereof without the Landlord’s prior written consent (such consent not to be unreasonably withheld).
6.7 Quiet Enjoyment
The Landlord guarantees the Tenant’s peaceful and quiet possession of the Premises during the tenancy term, provided all rent and terms are duly observed.
6.8 Access for Inspection
The Landlord (or PropNex agent) may inspect the Premises upon [48] hours’ written notice, at reasonable hours (9am–6pm), except in emergency.
6.9 Termination
6.10 Early Termination by Landlord (Sale of Property)
If the Landlord sells the Premises during the tenancy, the new owner must honour this tenancy unless the Tenant agrees in writing to early termination. In case of early termination due to sale, Landlord shall pay Tenant [2] months’ rent as compensation, plus pro-rated refund of rent and security deposit.
6.11 Governing Law
This Agreement is governed by the laws of the Republic of Singapore.
7. INVENTORY & FURNISHINGS
A duly signed Inventory List (Annex A) attached hereto forms part of this Agreement. The Tenant acknowledges receipt of the Premises in good, clean, and habitable condition with all listed items functioning. The Tenant shall return the Premises in similar condition (fair wear and tear excepted).
8. DIPLOMATIC CLAUSE (optional – delete if not applicable)
If the Tenant is a foreign diplomat/consular officer and receives official transfer orders out of Singapore after at least [12] months of tenancy, the Tenant may terminate by giving [2] months’ written notice plus a copy of the transfer order, without penalty.
